Election May Cause Investing Crisis

The upcoming presidential election has investors worried about changes in tax rates. The ability to defer capital gains taxes in a 1031 exchange has been beneficial to the U.S. economy as it encourages further capital investment. However, if the tax rates shoot up from the current 15%, investors may pull their money from the market, furthering the downturn in the housing market. The following podcast will highlight the 1031 exchange policy and its impact on the housing market.

In this podcast, Oliver TenHoeve gives his audience an informative, interesting, and dynamic presentation on the 1031 exchange policy and the potential effects of the impending presidential election. As someone who had never heard about the 1031 exchange, I walked away enlightened about a topic that is relevant to the lives of all current and prospective homeowners. TenHoeve does a fantastic job consolidating a complex topic into a manageable and understandable six minute presentation without skipping over the complexities of the issue. Normally, issues of tax policy are expected to be boring and mundane, but I think that any person (accounting major or not) would enjoy listening to this podcast. That is a sign of an outstanding podcast! I was also impressed by the amount, relevance, and timeliness of the photos used in this podcast. The only downside was the fact that some of the pictures were not sized correctly. However, as someone who used Garage Band for the first time to complete this project, I can sympathize with the difficulty in getting pictures to format correctly. For this reason, I believe that this podcast has still earned itself 4 stars!

In this podcast, Oliver Tenhoeve successfully captures the audience’s attention as he carefully explains the theory, practice, and future explications in using a 1031 exchange when changing residences. Taxes are synonymous with being boring and complicated. As a young adult who has yet to experience the process of purchasing and owning a home, his podcast makes it easy to understand a complex decision that homeowners must face when they decide to switch residences. All in all, he has created an excellent podcast that flows smoothly, easily maintains the viwer’s attention, tactfully employs visual aids, and clearly connects the implications of the upcoming 2008 Presidential Election. The only thing keeping it from five stars is the low quality of the images (more of a Garage Band fault), and the lacking of extra polish, such as sound effects or music, to add breaks during the dialogue. As such, I believe this podcast deserves a rating of 4 stars.
